Patent No. US 12,286,051 B1 is officially granted — recognizing the Mobile Test House as the world's first patented system for mobile building performance training and field examination. Here's what it means, how we built it, and what it opens up for organizations that need to train and certify at scale.

01 — The Problem We Set Out to Solve
If you've ever organized a BPI certification event, you know the headache. Finding a qualified house for field training is one of the biggest — and most underestimated — logistical barriers in the building performance industry.
The house needs to have the right kind of HVAC system. It needs accessible attic space. The combustion appliances need to be in a configuration suitable for training. The homeowner needs to be willing and available. And ideally, none of these conditions change between the training day and the exam day.
In practice, they often do. Homeowners cancel. Systems get replaced. The house that worked perfectly for last month's class has a new heat pump that doesn't match the combustion safety scenarios your candidates need to practice.
I spent years dealing with this problem — as a trainer, as a proctor, and as someone who's watched capable candidates struggle with field exams not because they didn't know the material, but because they hadn't been trained in a consistent, controlled environment that matched exam conditions.
"Stop searching for a qualified house. The Mobile Test House arrives pre-qualified, pre-equipped, and ready for training and field examination — every single time."
After years of working around the problem, I decided to solve it permanently. The result is the Mobile Training and Testing Unit — now protected under United States Patent No. US 12,286,051 B1.
02 — What the Patent Actually Covers
The patent covers a system, apparatus, and method for mobile training and testing of building performance, weatherization, and building science — specifically including mobile BPI training and BPI field examination.
PATENT SPECIFICATION — US 12,286,051 B1
"The exemplary disclosed system, apparatus, and method may provide for mobile training and/or testing of building performance, weatherization, and/or building science... Substantially all BPI training and/or testing may be performed using mobile training/testing unit 105 including blower system 200, kitchen training/testing system 300, bathroom ventilation training/testing system 400, HVAC training/testing system 500, CAZ training/testing system 600, and attic training/testing system 700."
— From the patent specification
That last sentence is the key one: substantially all BPI training and testing may be performed using the mobile unit. That's not marketing language — it's patent language. The unit is engineered to replicate every diagnostic and testing scenario a BPI candidate encounters in the field.
03 — The 7 Integrated Training Systems
The patent enumerates seven distinct training and testing systems, each housed in a separate area of the mobile unit:
System 200 Blower System | Full whole-house blower door testing capability. Candidates set up and operate blower door equipment, measure air infiltration, and interpret results under field exam conditions. |
System 300 Kitchen Training / Testing System | Appliance inspection, range hood testing, combustion safety at kitchen appliances. Gas leak detection and ventilation diagnostics in a realistic kitchen environment. |
System 400 Bathroom Ventilation System | Bath exhaust fan testing, airflow measurement, and pressure balancing. Candidates verify ventilation rates and identify underperforming fan installations. |
System 500 HVAC Training / Testing System | Duct blaster setup and operation, total duct leakage, duct leakage to outside, and pressure pan measurements using BPI field exam protocols. |
System 600 CAZ Training / Testing System | Combustion appliance zone analysis, draft pressure testing, CO measurement, appliance spillage detection, and gas leak identification — the core of combustion safety. |
System 700 Attic Training / Testing System | Attic access, insulation assessment, air sealing identification, and ventilation review in a controlled attic environment that replicates real-world conditions. |
Combined, these seven systems cover every element of the BPI BA-t, IDL, and Energy Auditor field examinations. The unit also includes an integrated classroom with tables, chairs, computers, and dual wireless internet connections for written and computer-based exam administration.
BPI CERTIFICATION ON-SITE
The Mobile Test House is an officially certified BPI Test Site. IDL, BA-t, and Energy Auditor (EA) field exams can be administered and proctored directly on the unit. Candidates complete training and take their certification exam the same day — no separate test site visit required.
04 — Why This Changes BPI Certification
The patent matters beyond the legal protection it provides. It validates something the industry has needed for a long time: a standardized, portable, purpose-built training environment that removes the biggest variable in BPI field training — the test house itself.
Here's what that means in practice:
→ No test site search. You no longer need to find, qualify, schedule, and coordinate a house for every training event. The unit arrives pre-qualified every time.
→ 100% repeatable conditions. Every candidate trains in the same environment with the same equipment configurations — removing a significant source of unfairness in exam outcomes.
→ Train and certify in one event. Because the unit is a certified BPI exam site, candidates can complete their field exam the same day they finish training.
→ Lower per-student cost at scale. Training groups of 10–25 on-site reduces per-student travel, lodging, and site fees dramatically compared to individual test house visits.
→ Higher pass rates. Candidates who train in the same environment where they'll be examined consistently outperform those who train in variable conditions.
For utility programs, weatherization agencies, community colleges, and contractor networks — organizations that need to certify dozens or hundreds of employees each year — the Mobile Test House represents a fundamentally different way to approach workforce development. Instead of sending employees to a test site one at a time, you bring the test site to your entire team at once.
05 — Rent, License, or Buy
The Mobile Test House is available to other organizations in three ways:
01 | Rent | We deliver the unit to your location, fully equipped and ready. Ideal for single events or recurring annual certification days. Proctor support available.
02 | License | Build your own unit using our patented design. Full design documentation and construction specifications provided. Scale across your entire fleet.
03 | Purchase | BPS builds and delivers a complete, ready-to-use unit custom-configured for your program. BPI test site certification support included. Revenue-generating asset from day one. |
The rental option is the most common starting point. Organizations typically start with a rental event — get their team trained and certified in a single day, see the results, and then evaluate whether a license or purchase makes sense at their scale.
A purchased unit is a permanent asset that generates ROI immediately by eliminating external certification costs, and can be rented out to other organizations when not in use by your own team.
06 — What's Next for BPS
The patent grant marks the beginning of a new phase for Building Performance Strategies, not an endpoint. Here's what we're focused on:
Expanding GTUSA × BPS hybrid training events. Our partnership with Green Training USA has brought the Mobile Test House to Louisa, VA and Columbia, SC. New markets are planned for 2026.
Growing the rental and licensing program. We're ready to support organizations that want to run their own events with the Mobile Test House.
Continuing to push for higher exam pass rates. We track pass rates across all events and we're not satisfied until those numbers consistently exceed the national average.
Supporting the industry's workforce needs. The energy sector needs half a million new certified professionals in the next decade. The test house logistics barrier has been a quiet bottleneck — we're here to remove it.
If you're an organization that trains people in BPI standards — or wants to — the Mobile Test House was built for you. Call or email us directly and we'll figure out what makes sense for your program.
